Hotel Insurance Program Eligibility Guidelines
We will entertain a wide range of risks!
Our coverage package has been specifically designed to provide hotel/motel owners the coverages needed to protect their investment and operation. All coverages are available as a package or individually. We provide a full range of coverages for your clients, providing a one-stop shopping source.
- Hotels with convention facilities catering to large trade shows or hotels with beach exposures are not eligible.
- Condominium operations are eligible if the operation is that of a hotel with the majority of units being used as short-term rentals with the associated services typically offered by a hotel. Condominiums with the majority of units being owner occupied are not eligible.
Property/General Liability
Territory
- All states except AK, HI, and TX. No property coverage offered in FL.
Age
- We will accept buildings of any age. However, any building built prior to 1986 must have updates to the roof, wiring, plumbing, and heating systems within the past 10 years.
Construction
- Frame, joisted masonry, non-combustible, and fire resistive buildings are acceptable. Maintenance and soundness of construction are more important than type of construction.
Size of Risk
- Any size risk will be entertained that meets these qualification guidelines.

Fire Protections
- Protection classes 1-6 are acceptable.
- Smoke detectors and fire extinguishers must be adequately provided and maintained.
- Buildings that are 4 or more stories in height must be 100% sprinklered.
Electrical Systems
- Each building must include over current protection with circuit breakers.
- Buildings with fuses are not acceptable.
- Aluminum wiring is not acceptable.
Stories
- 4 stories or more must comply with high-rise fire protection standards.
Security Guards
- Armed security guards are not acceptable.
- Unarmed security guards are acceptable with documentation that the insured is named as an additional insured under the security firms insurance policy.

Occupancy Rate
- The occupancy rate should be at least 60%.
Area
- The surrounding area of the risk should be stable or improving. Declining areas are not acceptable.
- Locations that have a large amount of crime or vandalism are not acceptable.
- Locations that have signs of gang activity are not acceptable.
Losses
- Loss ratio must be less than 40% for the last 3 years. Loss ratio will be calculated on the current premium against historical losses.
- Loss runs should be for a minimum of 3 years plus the current year, but preferably, 5 years plus the current year of currently valued hard copy company loss runs. A letter from a prior carrier, on company letterhead with contact information, is acceptable in those situations where a loss run is not generated.
- "No Loss" letters from the insured are not acceptable.

Mercantile Exposures
- Accounts with less than 20% mercantile exposure (LRO) as measured by the TIV of the account are acceptable.
- Mercantile tenants that operate as a bar/tavern, commercial cooking operations (restaurants, catering facilities, pizza shops, etc.) or any location with an occupancy that has an environmental hazard potential (dry cleaners, auto parts stores, etc.) will be subject to additional underwriting standards.
- Apartment exposures are not acceptable.
Parking Lots
- Parking lots should be free of potholes, cracks, or oil accumulations which present additional trip and fall hazards.
Swimming Pools
- Diving boards or water slides are not acceptable.
- Pool must be fully enclosed or fenced with a self-latching gate.
- Pool must have depths clearly marked on both the side of the pool as well as the pool deck.
- Life saving equipment (shepards hook and life ring) must be at pool.
- No diving signs must be clearly visible by pool users.
